A quick summary of common rules. These highlights are not exhaustive — the full CC&Rs and ARB Guidelines govern.

Homes

Single-family only; minimum 1,750 sq ft. No mobile, modular, or manufactured homes.

Architectural review

Written ARB approval required before any exterior change. $200 review fee per application; approval expires if work doesn't begin within one year.

Waterfront

Private piers prohibited; a single vista dock may be permitted by application (max ~100 sq ft, no boat slips, 48-hour docking).

Property care

Trash containers screened; fences need ARB approval (no chain-link); no commercial vehicle, RV, or boat storage on lots.

Pets

Reasonable number of household pets, leashed outdoors; owners clean up after them in common areas.

Stormwater

Impervious surface capped at 4,475 sq ft per lot (NC permit SW7070527); a 50-ft Neuse River Basin buffer applies.
